Job Summary


To develop tactical strategy and delivery plans, formulate associated practice/s and to ensure operational implementation and adaption in terms of asset management methodologies, governance and delivery objectives.


Job Description:


Strategy and Planning:

Provide input to the 3-5 year plan for real estate ownership to ensure alignment with the Group's financial and operating objectives.

Revise and amend real estate strategic plan in line with CRES objectives and the wider Group on an annual basis.

Ensure the market place and internal stakeholders understand the real estate strategy and plan via regular communications. Co-ordinate the development of business cases for acquisitions and disposals of Absa's real estate. Accountable for market research and analysis on property development trends to ensure optimum acquisition and development plans. Provide overall responsibility of real estate projects including large acquisitions in Africa. Advise Africa teams on real estate matters, creating value and driving best practice.

Transaction and Commercial Management:

Accountable for the management of the property portfolio owned by Absa (freehold properties) and leased to provide planned, controlled workspace for the operations of the bank.

Accountable for Absa Group's commercial negotiations with landlords tenants for all leased properties, including taking accountability for overseeing the contracting process.

Accountable for Absa Group's commercial negotiations to acquire and dispose all free-hold properties. Accountable for the annual re-negotiations of all property related leases.

Estate Management:

Provide the overall responsibility for Real Estate management (landlord and tenant negotiation and management, rent, rates and service charge management), acquisition and asset property management for freehold properties.

Manage outsourced Managing Agent supplier in the delivery of real estate services to an to the entire Absa African portfolioof 1000 buildings, covering 1.2 square meters 8 million square feet, and with an annual operating budget of R4.4 billion R1billion per annum.

Responsible to ensure accurate real estate Management Information and portfolio information/budgets. Act as escalation point on real estate matters where issues are beyond the delegated authority of the external suppliers.

People Management:
Agree and manage service offerings and SLAs with internal customers (agree annually and measure on a monthly basis).

Coordinate the efforts of the different operational areas under management to ensure mínimal duplication of efforts, maximum efficiency and to maximise value for money.

Contribute to the development of business unit strategy for the next 2-3 years by providing a view on potential improvements for products or services and an assessment of the existing situation and anticipated changes in the external environment.

Take accountability for the overall achievement of performance objectives in the business area in terms of employee satisfaction, customer experience, cost performance, return on investments, risk, compliance and governance requirements.

Provide clear direction to team members on the CRES Real Estate strategic plan and key focus areas and ensure their understanding and buy-in.


Process Improvement:
Analyze effectiveness of processes and systems in use in the department and implement optimization initiatives where required.

Education

Bachelor's Degrees and Advanced Diplomas:
Business, Commerce and Management Studies (required)
