An industry leader in commercial and retail property management seeks to appoint a self-driven _
Leasing Manager_ with previous experience and solid negotiation skills.

The successful incumbent will report to the Regional Manager.


Requirements:


  • 5 years relevant experience, preferably as a property broker, including a good knowledge of market trends, space marketing trends and marketing skills/principles.
  • Ability to act logically, considers own alternatives in dealmaking and provides solutions to prospective clients' enquiries and queries.
  • Understanding of financial principles.
  • Ability to close deals; follow up on documentation.
  • Understanding Lease terms and principles;
  • Good understanding of Contract Laws;
  • Understanding of leasing practices, business trends, and the location of the property.

Responsibilities:


  • Canvassing and liaison with potential tenants, brokers and client to establish and maintain good relationships in order to market and let vacant space at the best possible terms.
  • Assumes primary responsibility for initiating, negotiating and closing deals.
  • Works independently within a broad framework of existing policies, guidelines and mandates.
  • Involvement in the formulation of the optimal leasing strategies for Commercial and implementing those strategies going forward.
  • Deal with direct enquiries on vacant Office space
  • Source new tenants on own initiative incorporating cold calling and such like functions.
  • Drafting of offers to lease to prospective tenants.
  • Responsible for major vacancies of a large Office portfolio in Gauteng, which may change from time to time.
  • Assist with other portfolio leasing enquiries as and when required.
  • Process letting deals and work with appropriate documentation to complete lease processes.
  • Involvement in the tenant's specification process to coordinate costings and related operational management with all role players.
  • Ensure premises are fit for tenant occupation.
  • Must negotiate deals to optimize profitability for both new deals and renewals
  • Keep abreast of Office trends (local and international).
  • Assist with the relevant aspects of budgeting process
  • Manage small projects and feasibilities regarding leasing within the Portfolio
  • Ensure that outstanding leases not finalized, are kept to minimum at all times
  • All such other reasonable duties required from time to time to effect smooth operation of the portfolio of properties.

Salary:
R480 000,00 - R680 000,00 per year


Experience:

- commercial or retail leasing: 4 years (required)
