Chief Operating Officer
Job Purpose:
The Facilities Manager is responsible for the coordination of the installation, general maintenance, safety and repair work in the building.
They will manage a team of workers, regularly inspect the site, execute work as necessary, maintain equipment and assign workers to various projects.
Location:
Woodstock, Cape Town
Key Performance Areas:
Under the management / direction of the Chief Operating Officer, the Facilities Manager will have the following responsibilities (including but not limited to):
- Assisting with the coordination of Brickfield office space layout and furniture placement
- Plan, coordinate and execute maintenance of all equipment and buildings (inside and outside) including but not limited to heating, airconditioning, electrical, fire, mechanical and plumbing systems
- Maintain an uptodate maintenance and service schedule
- General carpentry such as hanging doors, new locks, window frames, boxing in, assembling furniture, easing and adjusting windows, replacing handles and similar hardware
- Ensures that the facility is clean and well maintained accordingly
- Manage cleaning team and support facilities team members
- Security
- Manage security team and the relationship with the service provider
- Act as first point of call for alarm/armed response service
- Ensure master key storage
- Manage parking allocation
- Driving
- Project Manage, Supervise and coordinate works with subcontractors
- Continuously identify opportunities that will improve all aspects of Brickfield Call Centre
- Conducts and record regular site facilities inspections
- Identify hazards, defects and the need for adjustment or repair; to ensure compliance with agreed codes, law, working practices and health and safety
- Observe and Implement Health and Safety procedures
- Serve on the Occupational Health & Safety Committee
- Ensures security and emergency preparedness procedures are implemented properly
- Communicates workplace safety precautions to employees / tenants
- Manage and ensure that all buildings have uptodate compliance records, maintenance records and the relevant servicing certification
- Manage all related administration and correspondence
- Financial control and management of budgets
- Authorise and submit quotes, invoices to the Facilities Head for final approval
- Submit weekly building inspection reports
Requirements:
- A matric qualification
- A related certificate, degree or diploma qualification would be advantageous
- A minimum of 3 5 years relevant and evidenced experience in facilities management and maintenance
- Health and Safety Certificates and understanding of Health and Safety matters
- MS Office at intermediate level with focus on MS Excel and Outlook
- Strong understanding of general building maintenance specifically electrical wiring and basic plumbing
- Strong verbal and written communications skills
- Valid SA Code 8 or 10 driver's license holder
- Must have own transport
- The availability and flexibility to be oncall, including reasonably during evenings, and over weekends, and holidays.

Remuneration Structure:
- Basic Salary

Working Hours:
- You will be required to work a maximum of 45 hours per week;
- Mondays
- Fridays: shifted between 07:00am and 23:00pm as agreed by management.
- Saturdays: shifted between the times of 07:00am and 21:00pm as agreed by management.
