Job Summary:
Our client is a multi-dimensional property services company with a strong presence in investment sales and broking in the commercial property market.
Property management has naturally evolved from this service orientated business, where landlords and tenants they have helped then go on to ask them to assist in managing their spaces.
As a result they have nearly 50 commercial & industrial buildings under management already in Cape Town, housing over 170 tenants.
They are looking for an experienced Commercial Portfolio Manager to take charge of this division of their business.Working with a small support team you will be fully responsible for both the day to day operational management, billing, recoveries, tenant liaison, leasing and budgetting on the portfolio.
Furthermore, by leveraging the existing contacts in the rest of the company, your eyes should be set on growing the book of assets under management, for which you can expect real upside in earnings.
This presents a phenomenal opportunity to a property management professional who is also a business minded individual who is/has:- Minimum of 8 years property management experience in commercial property
- Financially astute, ideally with a finance qualification
- Have knowledge of and be able to work on MRI Property Central property management software
- Be comfortable with and confident to work with clients directly on all property related matters
- Be familiar with the latest property management trends and offer clients options to improve the performance of their properties
- Must be able to assess maintenance requirements for properties and implement solutions
- Be confident in contacting prospective clients and liaise with them on management proposals while understanding their property management requirements
- Must be a team player and work independently to ensure daily, weekly and monthly goals for the team are reached
- Must be goal and results driven
- Must lead the team by example
- Must be a good communicator within the company and especially with tenants and clients
- Must understand lease agreements and be able to negotiate with tenants on behalf of the client
- Must understand monthly property management processes through to month end and oversight on the annual audits
- Must build good relationships with clients and liaise with them on a regular basis with a view to growing the portfolio
