Job description : Ensure compliance with statutory regulations with regards to Health and Safety, and Fire Compliance; Ensure that building maintenance is up to date and within prescribed turnaround times; Ensure all buildings, including keys,Ensure that your barrels and keys to the building are matching and compliant (lock out barrels are to be used for lock-outs and/or faulty barrels only); Daily inspections of building as per checklist and identification of problem areas; Quality control of completed maintenance tasks; Management of contractors; Management of security contractors and procedures; Manage cleaning team; Supply accurate reports as required by management; Handle customer complaints and/or redirect appropriately according to management requirements; Make follow ups on customer complaints where appropriate; Be part of the quotation process when there are projects in construction of new building structure; Deal with contractors when there are maintenance issues; Manage own maintenance crew; Manage own store; Be available by phone after hours (at any hour) in case of emergency; Be available to work on certain weekends and after hours; and all other ad hoc tasks and responsibilities as assigned by management.
Other task: Your primary duties involve:
- Building Maintenance and Upkeep: Oversee and ensure the routine and preventive maintenance of the building physical infrastructure, including HVAC, Effluent water systems, pumps, electrical systems, plumbing, and structural elements.
- Contractor Management: Coordinate with external contractors for specialized maintenance tasks, ensuring quality and cost-effectiveness.
- Compliance and Safety: Ensure the building adherence to health and safety standards, building codes, and legal regulations.
- Emergency Response: Be on-call for any facilities-related emergencies, providing swift and effective solutions.
- Team Coordination: Work closely with the building service providers such as Dynamic Cleaning Solution, TOAC, Securitas operational team to ensure minimal disruption of day to day operations of the building.
- Sustainability Initiatives: Implement and monitor environmentally sustainable practices in facility management.
- Project Management: Oversee and manage any facilities-related projects, from inception to completion, ensuring they meet time and budget constraints.
