Description
Portfolio consists of Single residential/ Blocks of Flats / Commercial properties.

(+-800 in total)

Repairs & Maintenance

  • Oversee this function dealing with external providers at market related prices for low cost housing
Putting together an inhouse team.

Coordinating and meeting deadlines for new tenants to move in.

Upgrading and refurbishing

Managing purchases of material /orders and prices.

Maintenance budgets

Site inspections ( 2 days per week in Northern suburbs)

Rent rolls

  • Meet with the 4 managing agents each month at our office.
Review reports issued by these external companies who are responsible for rental collection/ leases/ escalations/ vacancies

Capturing information on the accounting package and excel.

Creating spreadsheets and systems to analyse info quickly and efficiently

( 3 days per week at our Claremont office)

Arrear Debtors
- handovers to attorneys, write offs, bad debt recovery

Recoveries from tenants
- water, electricity, legal fees - ensure added to monthly rent

COCT accounts
- review, reconcile, deal with council when incorrect readings and problem solving etc

Insurance

  • Annual policy reviews, claim submissions (oversee this)
Body corporates
- attend meetings, review budgets

Office management - oversee the bookkeeper and accountant


Salary:
R25, R35,000.00 per month


Ability to commute/relocate:

  • Claremont,

Western Cape:
Reliably commute or planning to relocate before starting work (required)


Experience:

Property Management: 4 years (preferred)


License/Certification:

  • Drivers License (preferred)
