    Job Title: Regional Facilities Manager - Offices, Cape Town

    A leading Property firm seeks a self-starter to play a pivotal role in optimising the lifespan of a portfolio of Office buildings and Parks in the Cape Town region. As Regional Facilities Manager, you will create and implement integrated maintenance plans for the portfolio.

    Main Responsibilities:

    • Manage multiple functions of building operations and maintenance of facilities, ensuring seamless day-to-day management.
    • Develop and implement effective maintenance plans, enhancing the overall performance of the portfolio.
    • Provide technical and operational support to Portfolio and Operations Managers, facilitating smooth collaboration.
    • Ensure compliance with all relevant regulations, conducting regular inspections and liaising with tenants to resolve any issues promptly.
    • Monitor installations and perform take-on and take-back inspections to guarantee quality and efficiency.
    • Project manage refurbishments, redevelopments, and redecorations of buildings, ensuring timely completion within budget.
    • Manage staff activities and deliverables, promoting productivity and effectiveness.
    • Share relevant information with the team and provide ongoing support, fostering a culture of open communication.
    • Issue orders and process invoices efficiently, maintaining accurate records.
    • Negotiate and manage client-landlord relationships, responding to queries in a timely and professional manner.
    • Effectively manage service providers, ensuring efficient and cost-effective services that meet the needs of the portfolio.
    • Conduct thorough building inspections and optimise the performance of buildings through sustainable initiatives.
    • Monitor and investigate recoveries on all utilities, attending meetings as necessary to ensure prompt resolution.
    • Establish procedures to mitigate risks and ensure buildings comply with all regulatory requirements.
    • Compile detailed reports and develop OPEX and Capex budgets, providing valuable insights into the performance of the portfolio.
    • Proactively manage the lifecycle of all assets in the portfolio, including maintenance planning and scheduling.

    Requirements:

    • Bachelor's degree in Construction or Facilities Management.
    • Significant experience in Property Facilities Management, specifically in commercial buildings.
