Job Purpose:


Carries out strategic management of the property assets by growing capital value and net income for a specific set of properties in a specific geographic node, whilst mitigating risk, in collaboration with the Office Sector Asset Managers.

Role Location

The position will be based at The Place, 1 Sandton Drive, Sandton.

Reporting Manager

The Assistant Asset Manager reports to the Asset Manager.

Core Responsibilities

  • Strategic financial performance with emphasis on maximising the net income growth of the Office portfolio and achieving budget
  • Assist with aligning Asset Management & Property Management operational performances and excellence in conjunction with sector heads and property management teams in accordance with the organisational objectives.
  • Facilitate the deal making process for the Gauteng Office portfolio by guiding property management accordingly
  • Assist with strategic management and growth of assets principally through identifying acquisition, development and disposal opportunities including conducting due diligence within the processes.
  • Assist with the approval of property management budgets for the Office Sector, and the compilation of the consolidated budget for the Gauteng Office portfolio. Monitor and manage performance against budget throughout the year
  • Review projections/forecast vs Budget on a monthly basis & implement appropriate remedial action where required
  • Assist with asset management business plan and property management's business plans ensuring alignment with company goals and objectives
  • Maintain and grow tenant relations with existing tenants and identify and foster new business opportunities.
  • Assist with guidance on new developments and refurbishments in accordance with Investment Criteria & Strategic Asset Management Plan
  • Promote sustainable business practices within the Office Portfolio and work in conjunction with Property Management and the Development division to ensure such principles are achieved.
Qualification(s)

  • Appropriate degree or similar qualification in Property Management and /or financial management.
  • Minimum 10 years within property Management with a minimum of 5 years Managerial experience.
Knowledge

  • Knowledge of the full spectrum of property management i.e. financial, deal making, marketing, administrative and technical components of properties
  • Sound knowledge of the business environment, the relevant role players within the business and their key responsibilities and outcomes
  • Growthpoint Policies and procedures
  • Asset Management and Financial accounting principles
  • Knowledge of property leasing and lease agreements and property contract related legislation
  • Knowledge of property investment principles
