The Rondebosch Village body corporate seeks to employ a full-time building manager.

The main purpose of the role will be to assume responsibility for the up-keep and day-to-day running of a medium-sized multi-building, residential apartment block.

The employment contract will be with the community scheme (on-site position) managed by the managing agent.

The job function includes, but is not limited to:

  • Management of all staff.
  • Overseeing maintenance and management of the scheme
  • Coordination and overseeing of monthly complex regulatory compliance (fire extinguishers/electric fence, etc).
  • Ensuring compliance with building and statutory regulations, Health and Safety.
  • Managing and control of security protocols and rules, regulations and legislation.
  • Weekly inspection and maintenance of complex gates
  • Proactively conduct weekly inspections on the access and camera systems for the complex. Report defects identified and provide feedback on repairs. Keep record.
  • Proactively conduct weekly inspections on the complex electric fence and clear alien growth encroaching.
  • Weekly inspection and replacement of lamps in the common property lights.
  • Proactively conduct weekly inspections on common area, buildings/landscape/gardens/pathways/water collection points and equipment ensuring the aesthetical appearance of the complex and the upkeep of all complex assets.
  • Take ownership for the condition of common areas by overseeing the cleaning and maintenance of common property amenities.
  • Day to day management of the complex service providers ensuring best quality and workmanship rendered to the complex. Ensure work completed are finalised to the correct standard and specifications as approved.
  • Monitor all service providers and address/report any variance from agreed SLA's.
  • Provide input into the longterm capital maintenance plans for the complex.
  • Make recommendations regarding the planned maintenance budget for the complex.
  • Report any property related concerns and problems falling outside own mandate.
  • Identify and report corrective actions to ensure the aesthetical appearance and upkeep.
  • Address common area/property complaints by ensuring that Building Rules and complex rules are conformed by all residents by reporting any violation be residents and visitors to the BC.
  • Monitor and address misuse of utilities.
  • Maintaining communication between building Trustees and the owners/tenants.
  • Compiling monthly reports on common area/property maintenance and equipment.
  • Update Security procedures and protocol with BC committee, implement and manage.
  • Draft and keep All Emergency contacts and relevant contact details in office for easy access.
  • Liaise with managing agent on maintenance, projects, complaints, municipal, etc. matters.
  • Obtain and forward quotations where required to BC for approval.
  • Availability to attend quarterly meetings.

R25000,00 per month.
