Main purpose / objective of the position:
With specific reference to OHS, implement systems and procedures to ensure:

  • all machinery are suitable for the purpose for which they are used;
- they are installed, operated and maintained (including any safety equipment) in such a manner as to prevent the exposure of persons to hazardous conditions or circumstances;
- that all exposed and dangerous parts of machines, within normal reach of persons, be effectively safeguarded;
- machines are only operated by persons who have been authorised and who are fully aware of the dangers attached thereto and are conversant with the precautionary measures to be taken or observed to obviate such dangers;
- effective precautionary measures are developed and implemented to protect persons whilst performing maintenance, cleaning or adjustment work;
- that any prescribed statutory inspections and/or tests be performed by a competent person and that the records in this regard are kept and maintained; and that any machine which threatens the safety of any person be stopped immediately.
- should any faults or defects be discovered; this must be reported to the Centre Manager
  • Section 16(2), immediately and if this fault or defect poses an immediate danger to any person you will arrange for the particular machine to be switched off and locked out;
  • In addition to manage HVAC and Electrical activities of the asset.
  • Inspection/technical assessments of buildings and equipment, management and control of service
- and maintenance contracts


To plan, direct, coordinate and budget the technical and electrical aspects, either personally or through subordinate personnel, all activities concerned with the electrical and mechanical infrastructure management of the asset, including air-conditioning, electric and electronic equipment, PV systems, fire equipment, smoke ventilation.

Management of utilities and improvement of utility costs and consumption.

Management of all sustainability requirements for the asset. Ensure Procurement processes are properly governed and managed.


This role will be reporting the Centre Manager and manage the technical spectrum on the expense side of the asset.

He/She will be focused on the technical systems in the asset while he/she will via subordinates ensure all services elements issues is managed by the relevant staff.


Decision making authority:

Decisions are based on knowledge of theory and systems. Required to choose from a limited array of systems. Required to choose from a limited array of routines or rules at his / her disposal. Works within a specific prescribed policies and guidelines. DoA rules apply.


Experience / Education:

A minimum of 5 years' experience in Electrical or mechanical engineering position, Technical Management. Minimum qualification B degree in Mechanical or electrical engineering.

Government Certificate of Competency (GCC) issued by the Chief Inspector from The Department of Employment and Labour (Engineer) OHS knowledge / training and management training will be advantageous.

Must have very good knowledge or experience in HVAC / Electrical and other building systems.

Knowledge of lease conditions including house rules, knowledge of housekeeping principles, Advanced technical knowledge, knowledge of Company policies and procedures, Administration principles and reporting, Working knowledge of statutory requirements, Knowledge of cost budgeting and control.

Must have a good knowledge of the OHS Act.

  • Internal_: Centre Manager, Ops Manager, utility administrator, OHS officer, Lease Administrator, Debtors Administrator, Handyman
  • External_: Contractors, Consultants, Landlord, Tenants, Community, Council.
