Role purpose:


The Specialist:

Property Delivery role is a hands-on role that executes activities related to rendering support to the full Retail Property Team.

This "Shared Service" Portfolio plays a key facilitation and execution role by extracting specialised inputs from the Core Services portfolios (Portfolio Analysis & Development, Contracts & Leases and HSE) and developing the operational ways of working, process flows and associated performance standards to support the a seamless and cost efficient on-site execution.

This includes but is not limited to all aspects pertaining to property design, plan and build approvals, contractual & SLA, project management, maintenance, repairs and assets, TQM and HSE.

This role also participates in activities that deliver on budgets, commercial, reporting and presentations for the Design and Property team.


Your responsibilities will include:


Shared Service Delivery

The portfolio includes but is not limited to all aspects pertaining to delivery within the team - design, plan and build approvals, contractual & SLA, project management, maintenance, repairs and assets, TQM and HSE.

This role also participates in activities that deliver on budgets, commercial, reporting and presentations for the Design and Property team.

Ensure effective integration with the Core Services team.

Ensure that effective and open communication links these two business areas to create a closed loop in terms of the property lifecycle of:
design, deliver and dissect.


Contracts, Service Levels and Compliance
Provide inputs to and oversee general contract and SLA design, measures of performance and implementation.
Provide inputs to and oversee the integration of equipment warranties in the approach to general repairs and maintenance.
Provide inputs to and oversee general and preventive maintenance contracts and repairs.

Ensure on-going and proactive management of all facility management contractors, focusing on service quality, performance control, ordering and invoicing controls as well as contractor assessments, (SLA), and development.

Oversee Retail Facilities Management business partner and contractor performance to SLA adherence.


HSE

Oversee the integration of and adherence to Vodacom's Absolute rules and HSE in all contractual agreements, physical executions and performance deliverables.

Put frameworks together that empower the Delivery Services team to do respective HSE audits and inspections and enable effective tracking
Support the core HSE portfolio to meet all required targets and compliance deliverables including monthly reporting and training.


Maintenance, Repairs & Assets
Forecast and initiate planned maintenance for a variety of retail store equipment and infrastructure
Manage preventative maintenance of facility equipment and infrastructure.
Devise effective asset management strategies and support efforts to capture and control Vodacom assets through various departmental activities.
Launch the preventive maintenance and repair program for the "Store of the Future"


Commercial and Operations
Run excellent project management services
Forecast annual budget requirements.
Manage and track actual budget spend.
Provide clear and accurate financial reporting of all divisional retail property related projects

Analyse preventive maintenance and repair spending data in retail channel in order to create more efficient maintenance programs and overall spending.

Analyse the cost of build alternatives and executions and rationalisation models to provide inputs to the Retail design portfolio.
Provide adhoc presentations and performance reporting to support the activities underway in the portfolio.

Support the Delivery Services team to achieve effective contractors and vendors management - to timely, high quality and cost effective repairs.

Manage construction projects and store refreshes as required.


Innovation, Efficiencies and New Ways of Working:

Participate in streamlining business processes, automating where possible and transitioning to digital interfaces in terms of maximising innovation potential and in our ongoing efforts to deliver efficiencies through new ways of working.

Find new ways of maintaining the retail store facilities to reduce cost and improve efficiency, productivity and safety.
Manage and resolve the emergency and daily facilities issues for the retail footprint in partnership with relevant stakeholders.

Collaborate with regional teams to facilitate training for all field service consultants and store managers to ensure more efficient response and resolution to repairs, maintenance & asset and HSE related issues.


Stakeholder Management

Support a strong relationship with National Facilities Management and Contractors; lead maintenance implementations and resolve issues to mitigate service interruptions.
