    Job Overview

    To oversee the administration and integration of leasing functions in order to ensure improvement of the performance of tenants, tenancy and leasing operations for the purpose of actualizing target rental income, budget and planned occupancy levels. Maintain property rentals by advertising and filling vacancies; negotiating and enforcing leases; maintaining and securing premises.

    Duties & Responsibilities

    • Grade 12 (Matric) required, as well as a relevant Diploma or Degree.
    • A minimum of 7 to 10 years of experience in a related field, with at least 3 years spent in a Leasing position.

    Main Responsibilities:

    • Vacancy schedules distributed to Brokers.
    • Show vacancies to prospective tenants and update letting activity reports.
    • Negotiate with potential retailers or tenants to secure deals and submit offers.
    • Acquire new tenants and build relationships with current and potential tenants and lease agents.
    • Arrange specialty leasing within the building or temporary leases in common areas.
    • Maintain databases for prospects and update the mall's potential clients list.
    • Prepare and maintain necessary documents for contracts, amendments, lease summaries, cover sheets, and offers.
    • Liaise with tenants to resolve queries and issues.
    • Conduct comparative surveys to ensure competitive market pricing.
    • Assist in preparing annual budgets for leasing.
    • Develop strategies to increase tenant occupancy and satisfaction.
    • Analyze and advise on product/service mix concepts and construction requirements.
    • Achieve tenant satisfaction while adhering to company policies and regulations.
    • Submit budgets on time and ensure accurate forecasting.
    • Resolving leasing queries from Landlords.
    • Loading approved budgets onto the system.
    • Assisting with Building Entry/Exit Inspection reports.
    • Updating vacancy information monthly.
    • Liaising with brokers to determine market trends and vacant space.
    • Negotiating new leases and effecting all correspondence related to leasing.
    • Motivating tenant installation costs and ensuring timely completion.
    • Loading lease documentation correctly and preventing loss of income.
    • Negotiating renewals at market rates six months prior to expiry dates.
    • Compiling annual budgets and updating working budgets.
    • Reporting on property management aspects monthly.
    • Updating property details regularly.
    • Motivating rent reductions and account adjustments.
    • Checking income statements and explaining queries raised by Asset Managers.
    • Effecting regular lease audits.
    • Collating reports and information as required.
    • Performing general office duties.
    • Compiling and distributing house rules to tenants.
    • Arrears follow-up with PA's and tenants.

    Package & Remuneration

    R 350000 - R 450000 annually
