    Job Title: Operations Manager

    To oversee the day-to-day management of our real estate agency specialising in affordable rental housing in townships. The role will ensure operational efficiency, financial performance, regulatory compliance, and effective property management.

    The company manages a portfolio of around 100 individual landlords and corporate clients, with properties located in township areas. The Operations Manager will collaborate closely with the group financial department, company directors, PPRA compliance officer, and group HR manager to drive business success.

    Key Responsibilities

    1. Compliance & Regulatory Management:
      • Ensure all operations and staff comply with PPRA regulations and other legal requirements.
      • Oversee lease agreements, ensuring they align with legal standards and company policies.
      • Work with the PPRA compliance officer to ensure agents and staff meet compliance standards.
    2. Financial Performance & Collections:
      • Optimise monthly collections to maximise rental income.
      • Develop and implement efficient arrears management strategies to reduce bad debts.
      • Oversee the debt collection process, liaising with third-party debt collectors if needed.
      • Manage evictions procedures, coordinating with legal teams to ensure compliance with rental laws.
    3. Property & Facility Management:
      • Supervise maintenance and groundskeeping operations to ensure properties remain in top condition.
      • Develop cost-effective maintenance schedules and emergency repair protocols.
      • Work with the team to ensure tenant satisfaction while maintaining budget constraints.
      • Monitor and optimise operational expenditures (OPEX) to improve cost efficiency.
      • Assist with capital expenditure (CAPEX) projects, ensuring proper execution and budget adherence.
      • Analyse financial data to improve profitability and long-term sustainability.
    4. Team & Performance Management:
      • Oversee the performance of Property Managers, ensuring efficient tenant and landlord relations.
      • Manage Area Managers, ensuring effective coverage and service delivery in all township locations.
      • Provide leadership, training, and mentorship to enhance team productivity and professionalism.

    Core Competencies:

    • Strong financial acumen and ability to manage budgets, collections, and expenses.
    • Ability to handle evictions and legal matters professionally.
    • Leadership experience in managing multi-site teams.
    • Excellent problem-solving and negotiation skills.
    • Proficiency in property management software and CRM tools.
    • High ethical standards and professionalism.

    Knowledge:

    • 5+ years in operations management, property management, or real estate.
    • Experience in affordable housing or township-based property management is highly advantageous.
    • Strong knowledge of PPRA regulations and real estate compliance.

    Requirements

    • A degree or diploma in Real Estate, Business Administration, Finance, or a related field (preferred).
    • PPRA registration or relevant compliance certifications are an advantage.
    • A minimum of 5-7 years of experience in real estate management or a related field is required, including hands-on experience with property management, acquisitions, and strategic planning.
    • Must have own reliable transport to get to work and travel for work purposes.
    • Must reside in Pretoria area.
