Description
The Property Acquisitions Manager is accountable for maximising profit for the Company and its Franchisees by securing new sites and managing existing property portfolios.
Minimum Requirements:
- Grade 12 or equivalent NQF level 4 qualification
- Certificate in Shopping Centre Management
- Driver's License and Own vehicle
- 10+ years' experience in Property Management and Leasing
Knowledge
- Knowledge of what makes a restaurant successful and ability to forecast (Advanced)
- Knowledge of lease agreements (Intermediate)
- Knowledge of the brand and what the brand requires (Advanced)
- Knowledge of deal structuring (Advanced)
- Knowledge of finance (Intermediate)
- Knowledge of building drawings (Basic)
- Negotiation skills (Advanced)
- Oral and written communication skills (Advanced)
- Site identification skills (Advanced)
Duties and Responsibilities:
Property Acquisition Planning
- Conduct business review meetings to assess fiveyear plan for every Casa
- Segment Casas into categories for property planning
- Create detailed strategies and plans to support targets and goals as per business reviews
- Monitor and report on progress and status
Estate Growth
- Seek out and investigate potential business development opportunities and liaise with the Regional General Managers and the Head of Property
- Conduct visits to identified sites to perform a physical survey and identify possible options in line with Nando's criteria
- Liaise with landlords to initiate the negotiation process
- Negotiate terms and conditions for new Casas, providing proposals to Head of Property, Regional General Managers and Franchisees
- Engage with the Design and Development department, ensuring that the site complies with the standards and requirements of new Casas
- Liaise with the Network Planner to obtain research on relevant area
- Provide parameters for conducting feasibility and profitability studies for possible new Casas
- Collect and collate all required documentation, submitting these to the Head of Property, for ultimate approval by the Property Committee and notify the landlord once the site has been approved
Site Handover Consultation
- Hand over approved projects to the Design and Development department
- Consult with the Design and Development department and advise on the scope of work negotiated with the Landlord
- Continue to negotiate and update lease terms with the landlord during construction
- Manage the relationship between the Design and Development team and the landlord during construction
- On completion of build, conduct and maintain post opening reviews to determine performance of the site and make use of data for future site openings
Renewal and Reduction Management
- Conduct risk reviews across all renewals to establish approach to manage within budget
- Balance renewal costs based on market related conditions and the Nando's business model
- Conduct negotiations with landlords and track any increased costs to budget
- Monitor lease agreement notifications
- Manage opportunities on lease renewals to correct historic rentals and reduce rentals
Stakeholder and Relationship Management
- Attend industry events to network with and establish relationships with relevant stakeholders
- Regularly interact with relevant stakeholders to remain informed on developments and trends in the property market
- Build and maintain positive working relationships with landlords
