    Description

    We are seeking a Property Services Specialist - Real Estate to contribute to our dynamic team.

    This role involves providing property services and head lease management within a designated geography and/or retailer cluster for the SPAR Group. The successful candidate will respond to and resolve issues in all lease and property service-related matters, while providing a proactive service and ongoing communication to Retailers. They will work closely with Retail Operations Directors regarding issue resolution progress.

    Key Performance Areas:

    • Provide property services related to all head lease matters within a designated geography.
    • Facilitate effective head lease negotiations, renewals, and terminations, as well as compliance with lease terms and conditions.
    • Implement standardised processes for property services regulatory and compliance requirements.
    • Serve as the regional point of contact for Retailers on head lease property service matters and build effective working relationships based on a professional and responsive service.
    • Address Retailer/landlord concerns, inquiries, and requests, escalating to senior manager on complex matters.
    • Respond to and resolve emergency Retailer concerns with urgency and reassurance, providing continuous updates on progress.
    • Build and maintain positive relationships with landlords and property managers.
    • Manage and resolve disputes, confirming critical elements with the Commercial Leasing Specialist and escalating the matter when necessary.
    • Ensure effective communication channels with RODs on all critical matters and provide updates on property service issues and resolutions.
    • Provide monthly reports and updates to the Senior Manager: Property Services and the Retail Operations Director.
    • Ensure a record management system that enables access to all regional SPAR Group head leases and key legal documentation, maintaining accurate and up-to-date records for each property.
    • Ensure the maintenance and security of all correspondence pertaining to lease arrangements and related maintenance matters.
    • Participate in management team meetings, ensuring effective communication and follow-up on agreed action items.
    • Matriculation certificate required.
    • Bachelor's degree in legal, business administration, or related field.
    • Minimum 6 years' experience in the property services sector, preferably retail environment.
    • 5 years' experience negotiating and concluding lease renewals and agreements.
    • Extensive experience in property and lease management law.

    • Demonstrated ability to manage a high-volume workload that includes significant transactional work.
    • Highly organised, with the ability to plan, manage, and organise multiple priorities.
    • Demonstrates leadership and can guide and influence others through effective communication.
    • Demonstrated ability to produce commercial analysis, reports, and presentations.
