    Job title: Residence Manager

    Description

    About the Role:

    We are seeking an experienced and skilled Student Accommodation Manager to join our team at Business Capital Group. As a key member of our management team, you will be responsible for the effective operations management of our student accommodation properties.

    Key Responsibilities:

    • Student Management: Engage with students to understand their needs and evaluate their requirements. Develop and implement standard procedures for dealing with crises related to student care, housing facilities, and services.
    • Leasing Process: Assist with the leasing process, application process, intakes/vacate process, site coordination, compliance with house rules, student life program, event management, inspection process, key handover and register process, student mentoring, and student files and information.
    • Building Management: Maintain various management systems in student accommodation service offerings. Build mutually beneficial relationships with all stakeholders of the residence. Manage all areas of residence, repairs, revamps, and refurbs, including reporting. Conduct inspections, handovers, and walkabouts. Ensure OHS site compliance and adherence to policies by students.
    • Leases: Negotiate certain leases/renewals as prescribed by manager, including parking bays. Prepare lease documents, ensure correct revenue stamping, signatories in place, and record tracking of documents until completion.
    • Reports: Ensure accurate student schedules are maintained for each building. Update vacancy schedules and distribute them to staff members. Compile and present monthly client reports, including building financial details and general information.
    • Financial Management: Assist the Residence Manager with income and expenditure annual budget conformance. Liaise with students, mentors students, maintain student information and files, check credit bureau for adverse information, and advise students within 24 hours regarding their application status.
    • General Duties: Broker liaison, student correspondence, filing/archiving, annual audit preparation, student complaints, contractor liaison, and assumes responsibility for maintaining and reporting financial records.

    Requirements:

    • Education/Certification: Matriculation degree
    • Additional Training: Property management training and/or maintenance building background preferred. Student accommodation experience essential
    • Required Knowledge: Excellent understanding of property management and student accommodation procedures, knowledge of budgeting, service contracts, and leasing agreements
    • Experience: Four or more years of related experience. Strong leadership abilities, organizational skills, problem-solving skills, good communication skills, ability to use related maintenance equipment and computer applications
    • Additional Skills: Ability to relate to student needs, technologically sound, ability to influence and guide
