Trafalgar Birdhaven is in search of an experienced Body Corporate Caretaker to join their fynamic team, at a Body Corporate situated in Lenasia.


  • Computer literate,
  • Willing to work under pressure.

The responsibilities for the Caretaker position listed in summary but not limited to, includes:

  • To inspect all repairs reported by residents,
  • Random walk about of the building and perimeter of the building is required, should there be any litter or refuse lying around this must be removed from the grounds and also to ensure the grounds and refuse areas are clean at all times,
  • Regular inspections of all residential accommodation for the purpose of verifying residents and Health and Safety checking for damage or misuse of facilities and for the maintenance of correct standards of cleanliness, hygiene provision.
  • Supervise general cleaning of all communal areas on a regular basis e.g Corridors, offices, and resident's rooms on their departure and external areas.
  • To ensure that the site is secure at all times. Ensuring safe access to buildings at all times.
  • Maintain a log of all materials and requisites for your duties and advise Management as required
  • To maintain a weekly up to date report of all events / incidents in the complex and report to the Management as it happens.
  • To liaise, give access and monitor the work of all contractors / operatives / tradespeople to ensure performance is consistent with the appropriate standards laid down by and to notify the Manger in all cases of noncompliance.
  • To be familiar with all policies and facilities available from Trafalgar so as to be able to resolve / answer routine queries on tenancy matters or enquiries.
  • To at all times adhere to the policies and procedures laid down by Trafalgar
  • Registering of residents and their guests as and when required
  • Answering queries face to face
  • Not to allow any unauthorized visitors
  • To inform Manager at any time on any aspect that he or she feels may require attention
  • To assist Management in monthly inspections of common property rooms to ensure they are being kept clean and tidy and that there are no health and safety or maintenance issues outstanding
  • To monitor the CCTV system and to report any irregularities immediately to Management or the appropriate emergency services when necessary / required.
  • To hold a master key when on duty which is to be used only in cases of emergencies.
  • Maintaining adequate arrangements for security and safety including the inspection of firefighting equipment and detectors and the enforcement of safety procedures in emergency situations. To inform management of any equipment that has been tampered with.
  • You may be asked to carry out other tasks that are comparable with your duties. Tasks of a similar nature may be allocated by the Management, no least, which shall be those seen as contributing to the general overall development of the service provider.
  • General small handy man jobs such as replacing lightbulbs, general small plumbing items that does not need a licensed plumber
  • Attending Trustee Meetings on line or in person at least every 3 months
  • Manage access control system loading new residents on the biometric system

Requirements:


  • Matric Certificate
  • 3+ years experience as a Caretaker
