Summary


To ensure the effective maintenance of OHHA's developments, considering all company requirements for health and hygiene, by attending to all minor plumbing and maintenance tasks.

1.
Operational Requirements
Execute daily tasks and work instructions according to relevant Procedures.


Maintenance of existing rental portfolio

  • Inspect units and buildings where required
  • Identify any defects and the repairs and resources required to eliminate these defects.
  • Complete job cards indicating resources used, costs incurred and cost allocation
  • Action maintenance requirements as identified by job cards.
  • Attend to maintenance/handyman duties around complexes
  • Address maintenance requirements as identified by tenants
  • Assist with the overall maintenance review of buildings
  • Execute required refurbishment work as required during mutations

Staff Management

  • Oversee and manage staff and resource functions with regards to daily activities and requirements
  • Manage staff's work allocation, performance and development in line with company policies and procedures.
  • Ensure that the Portfolio Administrator & Facilities Coordinator conducts an analysis of processes carried out and feedback received on a monthly basis
  • Liaise with different personnel, as is required, to prevent delays and ontime delivery

Financial risk and management support

  • Oversee and/or assist with the management of assigned long term projects/budgets.
  • Address maintenance requirements with contractors where necessary.
  • Process casual workers' wages.

Stock Control

  • Keeping record of stock used while performing maintenance tasks
  • Provide material list of required stock.
  • Maintain tools and equipment.
  • Ensure Caddy and stock cupboards/stores are neat and tidy.

Community Development

  • Manage CSI activities in line with OHHAs mainstreaming plans
  • Attract new and engage with current volunteers involved in the CSI programmes
  • Attend meetings and events to assist with the guiding of current and new CSI programmes
  • Relate & promote a customer friendly environment in all developments

Financial - Ensure effective cost saving and waste elimination

Human Resources - Familiarise yourself with and, at all times, act in accordance with the company's policies and procedures.

Quality Compliance:


  • Comply with Quality requirements as outlined by the company Procedures and Written Instructions in all tasks and activities.

Safety, Health, and Environment -Carry out any duty or requirement imposed on the company by the OHS Act


Minimum requirements

  • A Grade 12 qualification is preferred
  • Valid driver's license
  • Minimum of 3 years' experience in the plumbing field (not necessarily qualified)
  • Experience in a technical/building maintenance field

Job Type:
Permanent


Salary:
R9, R12,000.00 per month

Education:


  • High School (matric) (preferred)

Experience:


  • Plumbing: 3 years (preferred)
  • Technical/building maintenance: 3 years (preferred)

License/Certification:

  • Driver's license (required)
