Prior roles of Leadership / Management, afforded me a direct relationship with the Head of the Company as well as ground staff which in effect, concluded a hands-on approach to all areas required for the growth and enhancement of that Company and continuous learning throughout all departments. Experience

Manage, and oversee the day-to-day operations for the Residential, Retail and Commercial Buildings falling under 4 separate company domains *(including building financials and progress growth analysis and implementation of regulatory compliancy across all sectors affiliated and all accounts). Manage 45 buildings, consisting of Commercial Business Parks, Retail Business Centre’s and Residential complexes.


• Maintain stability and pace on market related activities in relation to tenant movement / developments / overall vacancies and implementation of company strategies.


• Manage / Monitor and co-ordinate efficiency of all accounts relating to tenancy placements both in Cape Town and Johannesburg buildings and deconstruct tenancy accounts for implementation of financial forecasts.


• Attend all Body Meetings under my Portfolio for and behalf of the landlord and all meetings affiliated to the functionality of my Portfolios.


• Monitor monthly income projections / expenses / turnover rentals / recoveries / review forecasts from operational department and apply quarterly based reviews to portfolio where applicable.


• Prepare my PA for weekly and monthly financial reports, building reports and movement reports for my review and input for the Landlord. Input from operations expansions to be inclusive of my financial forecasts. 5 Year budget – preparation and implementation. Complete forecasts promptly and timeously.


• Manage and oversee all new tenants’ files / tenancy terminations / expiration of Lease Agreements/ renewals, negotiations on every account / compile comparison reports on conduct of tenant vs inspection of property vs payment history. Ensure recoveries of operational costs in accordance with tenancy (Private and Business) lease investment terms. Ensure tenants across all sectors are reviewed and renewed bi-annually/ annually in timeous manner. Ensure priority action on vacant stands / premises is implemented and broadcast to various channels both internally and externally. Management of tenant liaison and public relations. Conclude assessments on tenancy setbacks and difficulties and present to Director for analysis.


• Oversee and manage all vetting processes for new clientele entering our books / signing off new clients and existing clients. Determine and recommend letting mandates. Ensure in house Lease Agreements are compliant and on par with CPA / Insurance policies / Property Laws and bylaws affiliated. Deconstruct tenant installation costs analysis on COMMERCIAL / RETAIL files for landlord comparison and entry to ensure Landlord’s investment return is worked into the working contract agreement on 5 to 10 years basis. Manage all Lease negotiations and maintenance negotiations and apply cognisant reasoning to the benefit of the landlord’s portfolio growth with key negotiations for implementation. Manage / oversee new installation with support of technical department (premises design / negotiations / contractor / costs analysis etc). Sign off acceptances of completed and approved premises.


• Manage all legal files/ pending case files/ update regularly on a shared platform connected to Lawyer on progress reports affiliated to each account and matter at hand / processing of evictions take priority. Conclude weekly credit control meetings and tenant forecast budget analysis from MDA / MRI, of clients in my portfolio, to ensure appropriate measures / action is in effect on legal files. Monitor arrears in relation to tenancy accounts.


• Manage all Insurance Portfolios for all Buildings. Manage all Claims and act in accordance to Lease Agreements. Monitor claim payouts, Insurance portfolios and Landlord cover and liability. Ensure Landlord compliancy across the board on all updated modules and ensure compliancy with all laws and bylaws affiliated through insured domains.


• Manage a maintenance team for all buildings. Delegate to team on work needing to be concluded with each and every Unit with comparisons on tenancy relations and manage conclusive monthly progress building reports from REDRABBIT. Specify and request reports from maintenance department weekly for progress report and monthly budget reports on expenditure and impacted potential setbacks potentially directly impacting the growth forecast on tenancy movements.


• Manage 41 Agents and Brokers across the board for all rentals and potential sales and purchases. Issue Landlord with potential buyers and sellers of plots and investments.


• Compile Monthly Property Budget Reports / Income & Expenditure Reports / Forecast Reports / Maintenance Reports *(inclusive of expenditure) / growth analysis reports / risk analysis reports, accompanied by weekly maintenance reports and weekly conclusive building reports. Monitor and apply all municipal recoveries.


• Manage all viewings with potential tenants / business clients. Manage all commercial meetings with existing clientele and new clientele and implement enhancement strategies for improvement on tenant / landlord relationships.


• Manage all marketing via relevant domains for all buildings under 4 separate companies.


• Provide strategic ideas on all building improvements, current and future setbacks, high value expenditure and limited resources analysis.


• Developing and Implementing property management policies and procedures where duly applicable.
• Providing guidance, leadership and training where applicable to my PA and additional admin staff.
• Delegating responsibilities of relevant departments and staff within the relevant departments.
