Job Purpose / SummaryThe Compliance Specialist is responsible for all administrative operations for the housing company. He/she will ensure that all resident files are in compliance with US Dept. of Housing and Urban Development & Low-Income Housing Tax Credit (if applicable) rules and regulations.
Role and Responsibilities:
- Certify the income and assets of preliminarily eligible applicants.
- Collect required income and asset documentation from the applicant's household
- Process third party verification of all income and assets utilizing the required forms
- Ensure completion of all Affidavits and (Ridersif applicable).
- Ensure that all files are reviewed and maintained in accordance with Shinda Management Corporation policies and procedures.
- Oversee the housing development to ensure that the property is audit ready, i.e. Management and Occupancy Reviews (MOR)s.
- Prepare completed files for submission to central office for review
- Maintain an organized filing system for unit files utilizing the proper forms.
- Process movein/moveout files in conjunction with the various Teams at Central Office.
- Coordinate with Property Manager and Legal Team regarding late recertifications and IR for changes to resident income.
- Purge files. Must keep the Initial file including Sections 1, 2 & 3 + 3 years of recertifications in all files.
- Process such correspondence as: subsidy termination letters, requests, follow up for final notice, late recertification, HUD Model Lease, etc

Minimum Requirements:
- High School diploma or equivalent
- At least 12 years' of experience
- Experience in affordable and/or public housing, specifically maintaining compliance of LIHTC and Tax Credit program.
- Computer Skills: Proficiency in Microsoft Office, and internet usage.
