Your role involves overseeing project management, cost control, quality assurance, subcontractor supervision, and safety adherence. The key duties and responsibilities of the Construction Manager cover the following areas:
PROJECT MANAGEMENT
- Adhere to the client's Construction standard operating procedures with regards to project management by:
Determining and Managing Project Timelines_- Break the timeline of the construction program received from the Contracts Manager into weekly or monthly deliverables, depending on the duration of the project
- Measure progress of completed work on a weekly basis
Drive production so that timelines are met_
- Regularly communicate any changes to the program to the Contracts Manager
Cost Management of Materials needed on Site_
- Order materials timeously so that production deadlines can be met
- Check and signoff on the quantity, quality and working order of materials delivered
- Manage preliminary and general costs, as well as wastage
Management of Plant_
- Manage all plant owned or hired according to our client's Construction standard operating procedures
QUALITY CONTROL
- Follow our client's Construction standard operating procedures and complete checklists to ensure that quality control is enforced
- Daily evaluation of the quality and progress of work delivered by subcontractors
- Compile and report weekly snag list to Construction Manager
- Responsible for making test cubes on all concrete delivered, or site mixed, for all projects
- Regularly communicate any irregularities or quality problems to the Contracts Manager
SUPERVISION OF SUB-CONTRACTORS AND CASUALS
- Timely identification of what subcontractors are needed, and when they are needed, to ensure optimal production output
- Manage daily allocation of work to subcontractors based on project timeline
- Calculate subcontractor's drawings based on the quality and progress of work delivered
- Allocate tasks and manage the Construction casual employees as per the job descriptions of these casuals, including maintenance of the wage register
- Safeguard the health and safety of subcontractors and casuals by ensuring that Health and Safety requirements, as determined by the Occupational Health & Safety Act 85 of 93, are strictly adhered to
HOUSEKEEPING
- Ensure that the site is clean and tidy at the end of each working day
JOB SPECIFICATIONS
- Academic requirements: Grade 12 + NTC certificate and trade qualification in the building industry are advantageous
- Technical knowledge and skills: Intermediate knowledge of Excel and Word; technical building industry knowledge as defined in the NHBRC standards and procedures manual
- Experience: At least 3 years' experience in a similar position
